This position is a launch pad with an advancement path into executive positions within our organization.
Salary Range: $42-48K/annual

Our organization was started in 1979 to manage apartments for one owner. By offering great service to residents and owners, our portfolio has grown tremendously and we currently manage over 7,000 units for nearly 40 owners and ownership groups.
Job Title: Property Manager
GSF Properties is currently seeking a Property Manager for one of our large complexes in Fresno, California.
The Property Manager is a business minded professional, responsible for overseeing the physical and financial operations of this multi-million dollar apartment community while adhering to governmental and ethical guidelines.
Financial: Supervises the planning, budgeting and control of operating and capital expenditures. Prepares annual budgets, forecasts, management plans, monthly performance reports, and variance reports.
Operational: Performs regular inspections of the property. Recommends and directs improvements, maintenance and reconditioning of property as necessary. Contracts for vendor services and supervises the vendors, as required. Negotiation and execution of property service contracts. Monitor adherence to record keeping systems. Monitor and enforce property’s operating procedures and policies.
The Property Manager is a leader, responsible for setting goals for the staff and building and maintaining a team-oriented office environment.
Staff Supervision: A successful Property Manager will motivate and challenge their employee’s and encourage skill development and employee growth. The Property Manager will be responsible for delegating responsibilities but will know how to perform each task required. The goals of the property should be achieved through the utilization of the strengths of the staff. The Property Manager is responsible for the recruiting, hiring, training and development of their staff. Employee coaching and performance appraisals are also part of the Manager’s responsibilities.
The Property Manager is an expert on their product and the rental housing market.
Marketing: Maintains a constant awareness of the market and any factors affecting the performance of the property. Designs and implements marketing plans.
The Property Manager understands the importance of excellent customer service.
Tenant Relations: Sets the standard on how Leasing Professionals engage prospective and current residents. Responsible for instructing Leasing Professionals on isolating the needs of prospective residents, addressing those needs, and closing the sale. Sets the standard for tenant relations, providing excellent service to residents by addressing their needs in a professional, friendly and timely manner. Design and implementation of resident retention programs. Must regularly communicate with residents regarding levels of service, concerns and complaints.

· The right candidates will possess the following:
§ Bachelor’s degree: Business Degree Preferred
§ Supervisory experience: The Property Manager is responsible for hiring, training and staff performance.
§ Strong communication skills: Both written and verbal communication skills are vital. In addition to communicating with their staff, vendors and support team at the corporate office, the Property Manager is expected to effectively communicate the performance of their property, including any relevant changes in the market to the Property Supervisor.
§ Organized with strong planning and follow-up skills: This position has many responsibilities and success is possible through adequate planning and follow-up.
§ Computer skills: Must have experience with Microsoft Word and Excel
§ A strong financial and administrative background: Must have a concrete budgetary understanding of the property at all times, make decisions based upon performance, and increase the net operating income of the property.
§ The ability to address delinquent rents: Rent collection issues must be addressed with delinquent residents, which could result in lease termination and legal action.
§ Superior customer service skills: At GSF Properties Inc., customer service matters!
§ Ability to go outside of the office! Must show apartments, inspect the grounds and vacant units to ensure they are market ready.
